When I was working as a project manager, I had a small project that needed permits, so I went to the City offices to speak with the building department to do some research. I love research by the way!
After a ten minute wait, which is not so bad, I sat at the building department counter, faced the plan checker, and got to the point.:
“I know that this siding project needs permits. It’s a simple small project. We are only replacing the old damaged siding in one small area of the home. I know the building is old and does not have any insulation. Will this work trigger the need to install insulation?”
The plan checker replied with a tone of surprise, “That’s a good question!” “Yes, it’s a code requirement.”
If I had submitted the building permit application without first doing some research, this would have delayed and pushed the project out further.
With many years of experience as a project manager and architectural designer, I’ve had tons of experience speaking with various City Building and Planning departments around the Bay Area. Knowing what to expect, what the process is, and what questions to ask makes all the difference in streamlining a project through getting permits.
When I help my real estate clients buy and sell homes, it is very common that some type of work will be in discussion- A replacement needed, renovation desired, or repair or inspection required by the city.
In real estate, there are times I cannot legally give my clients direct advice about specific city requirements. But, I can advise them what are the right places, the best people to talk to, and the right questions to ask!
Asking good questions can be essential in getting to the root of what one is seeking. It’s where any good relationship begins too. When I first meet with my clients, it’s important for me to get to know their underlying concerns and priorities. With this, there is clarity and it’s the first step to success!
